The buyers who bought during the official launch/booking day usually snap up the best value and most preferable units. There are often additional discounts for those who book on the launch/booking day too.

If you are familiar with HDB Build-To-Order flats, you will observe the same pattern. The flat prices offered during Sales of Balance are often higher than the initial Build-To-Order launch prices.
